The Buying Process
Finding the right ranch can be difficult, especially for Buyers not familiar with Wyoming or Montana. There are countless websites, and brokers advertising ranches for sale. It is complicated to sift through all the marketing, to find ranch properties that will fit your needs.
The first step to solve this dilemma is to work with a Broker that knows the market and what is available today. This begins with a conversation about what the Buyer’s needs are.
- Size of property.
- Property type. Cattle ranch, farm, hunting, fishing, recreational, or family retreat.
- Price range and time frame.
- Financial capability: Is the Buyer in a position to pay cash or are they seeking conventional financing?
- Location: Proximity to towns or cities, airports, hospitals, shopping, amenities.
- Property attributes: Live water, fishing, hunting, wildlife, irrigated acreage, elevations. Water rights, grazing permits.
- Improvements: Size and style of the home, guest house, shop, equine facilities, working corrals, feed lot.
- Is the Buyer doing a tax deferred exchange? This often means time is a critical factor.
Once the ranch broker has a picture of what the Buyer’s needs are the process of narrowing down potential properties and making a tour schedule can begin. Often looking at several ranch properties in Wyoming can take several days. Some larger ranches can require a full day or longer to properly tour.
After the right ranch is identified, negotiations begin. A good Ranch Broker will research comparable sales of similar properties to determine fair market value . The negotiation process can often take some time to reach terms acceptable to both parties.
