Leasing land for solar and wind farms is an industry with huge growth, including both government and private investment. Whether you agree with alternative energy development, or not, the forces driving thit sector are dominating headlines and are very well funded.  Investors are looking for opportunities for long term lease arrangements, which can be very lucrative to the land owners. These solar leases allow you to retain ownership, and use of your ranch, while generating long term income.

This is not a quick process. New solar or wind development is a long process with lots of hoops for the developer to jump through. The first step is to identify properties with land that fits their criteria for potential development. I.E. Proximity to electrical infrastructure, buildable acreage, buyers for energy produced, just to name a few. These developers begin with offering the landowner an option to lease, with graduated payments. During the option period the developers make sure the project will work before they actually start building solar or wind farms. This process can take several years, but if they do get to the point of actually building these energy facilities, it can mean substantial annual income for the land owner, who still owns the ranch.
